To ensure a smooth and professional experience for all users, we have established this Code of Practice specifically for agents. Please review the following guidelines and adhere to them to make the most of your RentWizz account.
General Conduct
Compliance with Terms and Conditions: All agents must comply with RentWizz's general terms and conditions in addition to this Code of Practice. Professional Behavior: Agents are expected to treat all RentWizz users with respect and professionalism at all times, adhering to the standards set by the UK government's guidelines for letting agents.
Registering as an Agent
Definition of an Agent
Compliance with Terms and Conditions: All agents must comply with RentWizz's general terms and conditions in addition to this Code of Practice. Professional Behavior: Agents are expected to treat all RentWizz users with respect and professionalism at all times, adhering to the standards set by the UK government's guidelines for letting agents.
Account Registration
Selecting the Correct User Type: When registering, select "agent" as your user type. This applies to freelance agents as well.
Branch Representation: If you represent a branch of a larger company, only one account per branch is allowed. Preferably, the branch manager should be the account holder. Account details can be updated via the ‘Edit My Details’ section of your profile.
Listing Individual Agents: Individual agents managing specific properties can be listed in the ads.
Property Redress Scheme Registration
All agents must be registered with one of the government-approved Property Redress Schemes, as required by UK law:

Ensure that the company name on your RentWizz account matches the trading name on your registration certificate.
Advertising Properties
Ad Placement
Individual Listings: Only list individual rooms or properties that are available for viewing or renting with the provided contact details.
Fee Disclosure: Any applicable fees must be clearly disclosed in the ad description, in compliance with the Tenant Fees Act 2019.
Accurate Photos: Upload only photos of the actual room or property. Using identical photos for different properties is not allowed as it may be misleading.
Ad Maintenance
Avoid Duplicate Ads: Do not place multiple ads for the same room. This creates a poor user experience and can result in ad removal.
Timely Updates: Keep ads up to date. If a room is no longer available, promptly remove the ad or mark it as let.
No Bait and Switch: Advertise only available rooms. Using false listings to attract tenants and then offering different properties is prohibited and can lead to severe penalties under the Consumer Protection from Unfair Trading Regulations 2008.
Corporate Branding
Profile Photo: You may upload a company logo for your internal profile photo.
Ad Logos: Logos on ads are allowed only for accounts with a branded profile package.
Messaging and Marketing
Targeted Marketing: Use RentWizz to market properties to users in the relevant area. Do not collect contact details for unrelated marketing purposes.
Respect User Privacy: Misusing the messaging system to spam users will result in suspension and possible account termination.
Featured Ad and Sneak Peak Visibility
Ad Ranking: Ads less than 72 hours old are marked as "Sneak Peak" and appear in the standard search results. Featured ads, with the appropriate package, will appear at the top of the search results as "Featured”, and all Featured ads are free for everyone to contact. Ads older than 72 hours are marked as "Free to Contact”.
Renewals: Renewed ads are not marked as "Sneak Peak" but will reappear in the standard search section marked as "Free to Contact".
Moderation and Compliance
Monitoring: All ads and accounts are subject to review by RentWizz’s moderation team. Breaches of this code can lead to suspension or closure of accounts.
Freelance Agents: Agencies are responsible for the actions of their freelance agents. Misconduct by freelance agents will be treated as the responsibility of the hiring agency.
Legal Compliance: Agents must comply with all relevant UK legislation, including the Housing Act 2004, the Consumer Rights Act 2015, and the Tenant Fees Act 2019.
